Price realistically, based on sales of similar properties and asking prices of pending sales.
Facilitate access to your property. The easier your property is to show, the easier it is to sell.
"Merchandise" your property. Make it shine! Eliminate clutter, paint if needed, polish, clean or replace the rugs. Keep fresh flowers on the table. You live in a house differently when you're selling.
When the house is being shown, turn on all the lights, bake cookies, (refrigerated dough makes it easy) and leave them on the counter with a note for the buyers to help themselves.
Repair anything that needs repair.
If you have a septic system, have it inspected immediately.
